7. With the side - loading garages, there must be enough space for vehicles to be <br />parked in the driveway of one unit and, at the same time, allow a vehicle from the <br />neighboring unit to come and go. <br />Comment: The driveway areas are approximately 44 feet across from garage to <br />garage. Architectural standards indicate that 48 feet is the ideal dimension for <br />the garage spacing. The site plans should be revised to increase spacing to as <br />much as 48 feet as practical. <br />8. Buildings must be separated by at least 74 feet from face to face. Building also <br />must be separated by at least the average height of the two buildings. <br />Comment: Again, based on the configuration of the parcel and the unit designs, <br />a 74 foot face to face building separation is not practical without major site plan <br />revisions. The 64 feet provided is adequate from a functional standpoint. All of <br />the buildings are separated by at least the average height of adjacent buildings. <br />9. Parallel parking stalls must be at least 23 feet long and at least 8'6" wide. <br />Comment: The north parallel stalls are 23 feet long, whereas the south stalls are <br />only 21 feet long. Both sets of parallels stalls are 8.5 feet wide. <br />10. The landscape plan must be revised to include additional shrub plantings along <br />the east boundary of the property and additional trees and shrubs along the <br />southwest property lines. An irregular row pattern of deciduous and evergreen <br />trees and shrubs with a height of at least six feet at maturity is recommended. <br />Comment: The landscape plan has been revised to provide plantings on the east <br />and southwest boundary of the site. The plantings on the east boundary are in <br />an irregular row with a mixture of different shrubs and trees, whereas the <br />plantings on the southwest boundary are a hedge row of Chinese Lilac shrubs <br />because of space limitations. All of the materials will grow to at least six feet in <br />height. <br />11. The landscaping in front of Building 14 needs to be revised because trees are <br />indicated on top of driveways. The foundation planting plan must be revised so <br />that each unit has at least three shrubs along a garage wall. Where driveways <br />for two units are located side -by -side without a separation, a planting bed must <br />be added between the driveways for at least half the length of the driveway. <br />Comment: The landscaping plan must still be revised to remove the tree in front <br />of Building 14 from the driveway or edge of a five foot planting bed, which is <br />insufficient for healthy trees. At least three shrubs have been provided for each <br />garage wall and sod is proposed between two driveways within the same <br />building. The sod should be replaced with low growing hardy shrubs as grass is <br />likely to be trampled and not survive. <br />12.
