proposed pond, such as landscaping or a fountain. The City will be responsible
for the drainage function. A landscape plan must be submitted for the pond that
matches the water elevation with the planting plan. An association water source
must be provided to fill the pond if the water level gets too low.
Comment: The landscaping plan lists two varieties of MNDoT specification
grasses for the ponding area and immediately surrounding buffer. No water
source is identified on utility plan for a water source to keep the water level of the
pond up during dry periods and must be specified. The water source should be a
private facility with a meter for water charges.
13. A sidewalk must be added to provide a connection between Little Canada Road
and the south property line.
Comment: A sidewalk has been provided from Little Canada Road to the north
side of the private driveway along the south boundary line. The sidewalk should
be turned east to the point at which the private driveway is extended to the south
boundary line such that it may be extended in the future to the abutting property
with a crosswalk and provide an eventual connection to Rice Street.
14. Both the sanitary sewer and water mains should be located in the street.
Comment: All sanitary sewer and water mains are located within the private
driveways.
15. One water line can be brought into each building; however, it would require the
construction of a Amini main_ in the building with the water meters for each unit
run from it. The meters must have a ball valve upstream and down stream of the
meter. Also a curb stop for each building mini main should be located at the
property line for city access.
Comment: Curb stops have been provided for on the revised utility plan. No
additional information has been provided regarding the mini -main setup and this
issue remains subject to approval of the Public Works Director.
16. The water mains and hydrants will be public. The water service to each building
will be private up to and including the corp valve.
Comment: All utility mains are to be public and are within drainage and utility
easements.
17. The sanitary sewer main are public. The sanitary service to each building will be
private.
Comment: See above.
4
