owarc R, Green Company
June 6, 2003
File: 821080J -0240
Honorable Chair and Planning Commission
City of Little Canada
515 Little Canada Road East
Little Canada, MN 55117 -1633
RE: THE VILLAS AT LITTLE CANADA
CITY OF LITTLE CANADA
Dear Planning Commission Members:
As requested, we have reviewed the submittal package for the proposed "The Villas at
Little Canada" previously named "The Village at Little Canada ". The proposed townhome
development is located south of Little Canada Road between Rice Street and the
existing Rustic Place Apartments. The submittal documents were prepared by ESG
Architects, Inc. and Alliant Engineering, Inc. and include a preliminary plat, site plan,
grading and drainage plan, utility plan, and landscape plan. The date on the cover sheet
of the plans is May 29, 2003. Based upon our review and conversations with other City
staff we would offer the following comments:
Site Plan
1. Two site plan layouts were included in the submittal documents. The first
included a layout for the existing property within the development. The second
layout modified the alignment of the street to allow for expansion to the property
in the southwest corner not currently included within the plat.
2. All sidewalks within the development should be 6 feet wide. In addition it should
be required that a 6 foot sidewalk be constructed along Little Canada Road for
the entire length of the development.
3. As noted previously, sufficient room must be left between the front loading
garage faces and the street curb to allow parking of a full size vehicle without
overhanging onto the street. Taking into account a street width of 24 feet, the
distance between adjacent front loading garage faces should be a minimum of 74
feet.
4. When side loading garage doors are used, sufficient distance must exist between
two adjacent side loading garage doors to allow for parking in front of both
garages while still allowing entrance and exit of a vehicle.
5. The City Planner should comment on the adequacy of the additional parking
stalls within the proposed town home development.
C: \windows \TEMP \Itr060603pI ngcom. doc
