The proposed townhome <br />development is located south of Little Canada Road between Rice Street and the <br />existing Rustic Place Apartments. The submittal documents were prepared by ESG <br />Architects, Inc. and Alliant Engineering, Inc. and include a preliminary plat, site plan, <br />grading and drainage plan, utility plan, and landscape plan. The date on the cover sheet <br />of the plans is May 29, 2003. Based upon our review and conversations with other City <br />staff we would offer the following comments: <br />Site Plan <br />1. Two site plan layouts were included in the submittal documents. The first <br />included a layout for the existing property within the development. The second <br />layout modified the alignment of the street to allow for expansion to the property <br />in the southwest corner not currently included within the plat. <br />2. All sidewalks within the development should be 6 feet wide. In addition it should <br />be required that a 6 foot sidewalk be constructed along Little Canada Road for <br />the entire length of the development. <br />3. As noted previously, sufficient room must be left between the front loading <br />garage faces and the street curb to allow parking of a full size vehicle without <br />overhanging onto the street. Taking into account a street width of 24 feet, the <br />distance between adjacent front loading garage faces should be a minimum of 74 <br />feet. <br />4. When side loading garage doors are used, sufficient distance must exist between <br />two adjacent side loading garage doors to allow for parking in front of both <br />garages while still allowing entrance and exit of a vehicle. <br />5.
