NIINUTES <br />PLANNING COMMISSION <br />MAY 8, 2003 <br />VARIANCE — <br />3020 RICE <br />STREET — <br />KAREN <br />Motion seconded by Roycraft. <br />Motion carried 7 — 0. <br />Roycraft recommended approval of the Preliminary Plat and Development <br />Stage PUD for The Village at Little Canada subject to compliance with the <br />recommendations of the City Planner and City Engineer with final details <br />to be negotiated with the developer. <br />Motion seconded by Barraclough. <br />Motion carried 7 — 0. <br />Roycraft recommended tabling action on the Final Plat for The Village at <br />Little Canada subject to the developer working out anal details with the <br />City Planner and the City Engineer. <br />Motion seconded by Wojcik. <br />Motion carried 7 — 0. <br />Sherman reviewed the architectural elements for the townhome <br />development noting that exteriors will consist of cultured stone as well as <br />either aluminum or hardy plank (concrete material) siding. He indicated <br />that there will be varying amounts of stone on the front exteriors so that all <br />the units do not Look alike. Sherman also reviewed the mix of units <br />proposing noting that approximately 50% will be ramblers with walkouts, <br />35% will be two - stories with tuck under garages, and 15% will be two - <br />story with fill basements. <br />Keis recommended approval of the Architectural Review the The Village <br />at Little Canada as submitted. <br />Motion seconded by Wojcik. <br />Motion carried 7 — 0. <br />The Commission reviewed the request For a Variance to allow the <br />encroachment of a Fence in the front yard setback at 3020 Rice Street. <br />It was noted that the applicant Nvas not present at the meeting. <br />
