Green Company <br />1326 Energy Park Drive <br />Saint Paul, Mn 55108 -5202 <br />Subject: Inman Addition - City of Little Canada <br />Comments to the Planning Commision <br />Dear Mr Elfering: <br />1 would like to reply to the line items of your letter dated June 6, 2003. <br />Preliminary Plat <br />Item 1) The Owner may have some issue with granting an extension of the Leeward Way right - <br />of -way across his property at this time because the adjacent landowner does not want to develop <br />his property. if the City makes this a condition of the Plat then this would be taking and <br />compensation would be required. The proposed subdivision meets all the required rules and <br />regulations of the City of Little Canada's Subdivision Ordinances. The Leeward Way right -of- <br />way could be obtained in the future as both properties are subdivided and platted and the center <br />line alignment is established (will need a curve section). <br />Item 2) The Owner may have some issue with granting additional drainage and utility easements <br />on Lot 2, Block 2. There are no drainage and utility easements on the property as it now exists. <br />The Owner would consider this a taking of MS nronertv. There is nn benefit to the City of Tittle <br />Canada for taking such easements until the adjacent property owner and Mr. Inman wants to <br />jointly develop their properties. Again the proposed subdivision meets all the required rules and <br />regulations of the City of Little Canada's Subdivision Ordinances. The additional drainage and <br />utility easements could be obtained in the Ritzy as both properties are subdivided and platted. <br />Item 3) The 6' drainage and utility easement (versus 5' as shown) is acceptable on the southerly <br />lot line of Lot 1,13lock 2. <br />Page 1 of 2 <br />
