Zoning. The site is zoned PUD -CUP. The PUD -CUP is intended to allow for flexibility in <br />performance standards. <br />Subdivision. The lot has been platted as Lot 1, Block 1 Drywall Supply Addition. <br />Access /Circulation. Access to the proposed building will occur off of the County Drive <br />to the north and the Common Access Drive to the west of the building. Because of the <br />location within a larger site access and circulation for the proposed building will <br />ultimately have an effect on the other buildings within the Drywall Supply Addition. As <br />such, a circulation plan should be incorporated into the overall site plan. <br />Truck traffic on the southern end of the building may impact the parking areas and <br />overall traffic circulation of the site during hours of operation. Truck circulation would be <br />shared between the three lots. The applicant will need to develop a set of cross - <br />easements and maintenance agreements between the three parcels to ensure access <br />to all occupants of the project. <br />Off - Street Parking and Loading. According to Section 903.050 H. 14., three (3) <br />spaces plus at least one (1) space for each two hundred (200) square feet of floor area <br />is required for parking. Below is the breakdown of parking. <br />PARKING <br />Proposed <br />Required <br />208 <br />57,000 square feet floor space /200 + 3= 288 <br />80 additional spaces required according to Code <br />As part of the final agreement, the applicant will be required to utilize neighboring <br />parking on off -park hours. This could occur within parking areas south and west of the <br />site and could be incorporated as over -flow parking areas. <br />Landscaping Plan. The applicant has provided a landscaping plan that proposes a <br />mix of broadleaf trees, evergreens, perennials, and shrubs. A mixture of ornamental <br />trees and shrubs are proposed throughout the building. Patmore Ash are proposed <br />within the parking islands. A security agreement should be developed to ensure proper <br />growth of the proposed plantings. <br />Signage. The applicant has not indicated the use of signs within the site plan or <br />building elevation. Any proposed signs for the site will require review and approval of <br />the city under Section 903.110 of the Zoning Ordinance. <br />Trash. The applicant has indicated a trash enclosure on the southern portion of the <br />proposed building. The applicant will be required to fully enclose the trash area. <br />Loading. The applicant is proposing two loading berths on the southern side of the <br />proposed building. The applicant will be required to illustrate adequate turning <br />maneuverability for the trucks as well as the proposed circulation of truck traffic. <br />2 <br />
