Because of the amount of parking and need for over -flow parking, truck circulation <br />within this section may need modification to allow for the loading of trucks. <br />Easements. Upon approval of the plan it should be acknowledged that preparation, <br />improvements, and/or restoration of areas within easement areas will occur at the <br />expense of the property owner. <br />Grading and Drainage. A drainage and utility plan has been submitted and is subject <br />to the approval of the City Engineer. <br />Utilities. A utility plan has been submitted for the review and approval of the City <br />Engineer. <br />Design Guidelines. The applicant has provided a color rendering of the building. The <br />proposed building will be of light earthen tones with a mixture of brick and glass in the <br />front. <br />CONCLUSION AND RECOMMENDATION <br />Staff recommends approval of the Development Stage and Final Stage PUD. Approval <br />is based on the following recommendations: <br />1. The applicant shall submit a traffic circulation plan. <br />2. The applicant shall be required to develop an agreement with neighboring <br />businesses to utilize parking during off -peak hours. Cross easements shall be <br />required. <br />A two -year landscaping security shall be in force to insure proper planting and <br />growth. <br />The applicant shall fully enclose the trash area with a gate. <br />5. The grading, drainage, and utility plan is subject to the review and approval of the <br />City Engineer. <br />6.
