The existing contours should be labeled. <br />Utility Plan <br />1. The mainline sanitary sewer and watermain within the development will be public. <br />Therefore, a utility easement must be granted over the existing pipes. In addition, the <br />proposed storm water pond would also be public and a drainage and utility easement <br />granted around the pond. <br />2. We will be having discussions with the developer to determine the possibility of directing <br />some of "The Lodge" developments' water into the proposed pond, and possibly a direct <br />discharge from "The Village at Little Canada" developments' storm sewer into the Little <br />Canada Road storm water pond located just east of the proposed plat in front of the Rustic <br />Place Apartments. <br />3. No storm sewer calculations or drainage area maps were provided for review. Both should <br />be received and reviewed prior to final approval. <br />4. An outlet structure should be added for the proposed pond to replace the outlet flared end <br />section. <br />General Comments <br />1. Ramsey County Washington Watershed must also grant approval of the grading and <br />drainage plan. <br />2. In a meeting with City staff it was determined that the developer should address the <br />possibility of the expansion of the development to the property to the southwest.
