neighboring unit to come and go. <br />8. Buildings must be separated by at least 74 feet from face to face. Building also <br />must be separated by at least the average height of the two buildings. <br />9. Parallel parking stalls must be at least 23 feet long and at least 8'6" wide. <br />10. The landscape plan must be revised to include additional shrub plantings along the <br />east boundary of the property and additional trees and shrubs along the southwest <br />property lines. An irregular row pattern of deciduous and evergreen trees and <br />shrubs with a height of at least six feet at maturity is recommended. <br />11. The landscaping in front of Building 14 needs to be revised because trees are <br />indicated on top of driveways. The foundation planting plan must be revised so that <br />each unit has at least three shrubs along a garage wall. Where driveways for two <br />units are located side -by -side without a separation, a planting bed must be added <br />between the driveways for at least half the length of the driveway. <br />12. The association will be responsible for the aesthetic improvements in the proposed <br />pond, such as landscaping or a fountain. The City will be responsible for the <br />drainage function. A landscape plan must be submitted for the pond that matches <br />the water elevation with the planting plan. An association water source must be <br />provided to fill the pond if the water level gets too low. <br />13. A sidewalk must be added to provide a connection between Little Canada Road and <br />the south property line. <br />14. Both the sanitary sewer and water mains should be located in the street <br />15. One water line can be brought into each building; however, it would require the <br />construction of a "mini main" in the building with the water meters for each unit run <br />from it. The meters must have a ball valve upstream and down stream of the meter. <br />Also a curb stop for each building mini main should be located at the property line <br />for city access. <br />16. The water mains and hydrants will be public. The water service to each building will <br />be private up to and including the corp valve. <br />17. The sanitary sewer main are public. The sanitary service to each building will be <br />private. <br />We recommend tabling the Final Plat and Final Stage PUD requests.
