The areas of the proposed lots are not legible <br />on the faxed copies we received; however, it appears that the lot sizes are generally <br />appropriate. Only area above the ordinary high water (OHW) level of the lake is <br />measured. Any land below the OHW level is considered part of the public water. <br />Lots must be at least 75 feet wide at the OHW level and at the front building setback line, <br />which is 30 feet from the front property line. Again, dimensions are not legible on the <br />faxed copies we received; however all of the lots appear to be compliant except Lot 3 in <br />Concept B -1 appears to be narrow with a width of approximately 50 feet. <br />Conclusion. The Planning Commission and City Council should discuss the issues <br />involved with these concept plans and provide direction to the applicant. Issues include <br />providing opportunities for street extensions into adjacent properties and one proposed <br />narrow lot in Concept B -1.
