Shorter than <br />house on property. <br />Height <br />Staff find that the proposed structure would be larger and taller than nearby <br />accessory buildings and taller than several nearby principal structures. The <br />proposed accessory building would have a median roof height of <br />approximately 20 feet 4 inches, exceeding the by-right height allowance of 15 <br />feet 11 inches by approximately 4.5 feet. <br />Staff were unable to identify any property on the applicant’s block of <br />Vanderbie Street or on the west side of Edgerton Street with a detached <br />accessory building taller than the principal structure on the lot. Most nearby <br />detached accessory buildings are less than 15 feet in height. In addition, <br />many homes in the immediate area are single-level or split-level residences, <br />meaning the proposed structure would be taller than several nearby <br />principal structures. <br />As it would appear on the applicant’s property, the peak heights of the two <br />structures are similar. The proposed accessory structure would have a peak <br />height of approximately 22 feet 8 inches, while the principal structure has a <br />peak height of approximately 21 feet 9 inches. Because the principal <br />structure is situated approximately two to three feet above the surrounding <br />grade, the proposed accessory structure would appear roughly the same <br />height as the home when viewed from surrounding properties. <br />While the City Code permits neighboring single-family homes and accessory <br />structures to be taller than those currently present, and has allowed such <br />heights for decades, most homes in the area were constructed between <br />approximately 1940 and 1970 and reflect development patterns well below <br />those allowances. Although future redevelopment could result in taller <br />principal structures that visually subordinate the proposed building, that <br />entitlement has existed for many decades and has not historically occurred <br />on this block. <br />Area
