13 <br />The proposed placement of the accessory building would necessitate removal of at <br />least one mature tree located within the project area, along with some existing <br />underbrush. Staff do not find that this level of disturbance constitutes an undue <br />impact on natural features, given the size of the lot and its residential context. <br />While removal of vegetation is not, by itself, grounds for denial, staff note that <br />existing vegetation currently contributes to screening of the proposed structure <br />from neighboring properties. <br />Items for the Planning Commission’s Consideration: Whether to require conditions of <br />approval that include replacement tree planting and additional vegetation to mitigate <br />loss of existing natural features and to provide screening for the proposed structure.
