Conditional Use Permit – Summary Letter Date: 1/28/26 To: City of Little Canada – Planning Commission / City Council Re: Conditional Use Permit Request – Detached Accessory Structure Property Address: 2912 Vanderbie St, Little Canada, MN 55117 Dear Members of the Planning Commission and City Council, Our names are Nick and Jen Schwalbach, and we have been residents of Little Canada for the past 17 years. During that time, we have made multiple investments in our home and are looking at doing an additional project which is described below and the purpose of this CUP application. We are raising three very active children who regularly use Little Canada’s parks, trails, and recreational amenities. As a family, we value youth sports, outdoor activity, and providing a safe, positive place for kids to stay active. PROJECT DESCRIPTION We are requesting a Conditional Use Permit (CUP) to allow a detached accessory structure with a median roof height exceeding the standard zoning allowance and slightly larger than allowed square footage under the current code. The proposed project includes: -A detached structure approximately 54 feet by 28 feet, 1512 Sq ft-The median roof line height will be 20’ 4”The purpose of the structure is to provide a year-round indoor space where our children and their friends can practice sports and remain active regardless of weather conditions. In order to accommodate the space needed for activities and overall height clearances, we are asking to have the additional square feet and height. WHY AN INDOOR STRUCTURE We evaluated installing an outdoor sport court but determined that an indoor structure is a better fit for our needs. Outdoor basketball and pickleball courts have been widely documented as sources of neighborhood noise complaints. An indoor space allows activities to be fully contained, significantly reducing noise, lighting, and visual impacts compared to an outdoor court. DETACHED VS. ATTACHED STRUCTURE As part of our planning, we explored attaching this structure to our primary residence, which would allow a greater overall height under City code without requiring a CUP.
