neighboring home, creating a more imposing and towering appearance near that property and be visible from the street. We intentionally chose a detached structure, even though it requires a CUP, because it allows placement at the rear of the property, maximizing distance from neighboring residences and resulting in a structure that is less impactful overall than a taller attached structure. NEIGHBORHOOD IMPACT MITIGATION The project has been designed to minimize impact to the surrounding properties in the following ways: -The building will be detached and located at the back of the lot to not impose onneighboring primary structures-The rear yard grade is approximately three feet lower than the grade at the primaryresidence, naturally reducing the apparent height of the structure-Even though the building is slightly taller than the primary home, it will be visuallyscreened from the roadway and will not draw attention to its height.-Windows will face only the primary residence, not neighboring yards.-Exterior colors will match the existing home.-The structure will be fully landscaped, consistent with the rest of the property.-No increase in traffic, parking demand, or commercial activity will result.CONCLUSION We respectfully request review of this Conditional Use Permit as a thoughtfully designed, family-focused project that meets our needs while intentionally limiting impacts on our neighbors. The proposed detached structure takes advantage of natural grade changes and careful siting to reduce visibility and neighborhood impact, while remaining consistent with the character of the property.
