6 <br />Staff Note: The applicant’s proposal is a monopole design and does not require guy wires or associated anchor points. 18) No more than one tower per property shall be permitted. <br />Staff Note: The proposed tower would be the only tower on the property. <br />3.The Conditional Use will not impede the normal and orderly use or development <br />of nearby property, substantially diminish nearby property values or place an <br />undue burden on public facilities or services;Staff are not aware of evidence demonstrating that the proposed telecommunicationtower would impede the normal and orderly use or future development of nearbyproperties or substantially diminish surrounding property values.The proposed tower and its enclosure would be fully located on the 2617 Park Street property. The tower and enclosure would not block the shared driveway from County Road C that runs to 102 County Road C, the property immediately to the south of 2617 Park. <br />4.The Conditional Use will not be detrimental to the health, safety, or welfare of <br />the public;Staff have no evidence to indicate that construction or operation of thetelecommunication tower would be detrimental to public health, safety, or welfare.The structure will be subject to all applicable building and safety codes at the time ofpermitting and must be operated under all relevant State and Federal standards. <br />5.The Conditional Use will not result in a nuisance by emissions;Staff have no evidence to suggest that construction or operation of the proposedtelecommunication tower would result in a nuisance by emissions, including noise,vibration, glare, or other impacts. There are towers and telecommunicationequipment already in operation in Little Canada and have done so without issue. <br />6.The Conditional Use will not unduly affect natural features.The proposed placement of telecommunications tower would not result in theremoval of any vegetation. Staff have no reason to believe that the proposed towerwill unduly affect natural features.
