7 <br />Site Plan Review Standards <br />Area, Height, and Coverage <br />Dimensions Required Proposed/Provided Min. Lot Area n/a 1.37 acres Min. Lot Width n/a Irregular Impervious Surface Coverage n/a ~ 100% Tower Height Maximum of 150 feet 80 feet <br />Setbacks, Building Location, and Site Arrangement The setback for towers can be determined in either of the following two ways 1.Height of the tower + 5’ from any residential use2.Equal to the calculated “fall zone” of the proposed tower as submitted by anengineer – in no case can it be less than the principal structure.The applicant submitted a “fall zone” calculation of 38’ which is greater than any principal structure setback in the C-1 zoning district. As such, the applicant must provide a minimum of 38’ from all property lines, as reflected in the table below. The applicant’s proposal meets all setback requirements. <br />Dimensions Required Proposed Tower Setbacks Front 38’ 294’11” Rear 38’ 271’4” Side 38’ 64’11” (south) 38’9” (north) Staff believe the proposed location of the tower is appropriate and creatively adapts an existing mini-storage property. The tower placement will not disrupt activity in the existing buildings. <br />Parking, Loading The proposed enclosure area will replace some of the available exterior storage on the site. The site has no formal parking or loading spaces. <br />Site Access and Circulation The proposed enclosure will limit access to the north side of the northern most building. However, the proposed enclosure will not change the main drive-aisle’s width (24 feet). Additionally, the proposed enclosure area will not obstruct the known easement for drainage or utility. Lastly, the proposed enclosure will not obstruct access drive to 102 County Road C. <br />Safety/Pedestrian Paths
