OPN ARCHITECTS + <br />CITY OF LITTLE CANADA 9 <br />Design Development (8 weeks) <br />Based on the approved schematic design documents, we will prepare <br />detailed design development documents consisting of drawings <br />and other outline specifications to describe the size, location, <br />and character of each element of the entire project pertaining to <br />architectural, civil, landscape, structural, mechanical and electrical <br />systems, and materials. <br />During this phase, the City will provide continued input to shape and <br />refine the design. Microprogramming of individual spaces will occur. <br />We will validate that the design is consistent with the TAC report’s <br />goal of spatial planning for future infrastructure. <br />Additionally, the design will adhere to the City of Little Canada’s <br />“green building” goals, as well as any other chosen sustainability <br />goals. <br />Construction Documents (9 weeks) <br />Upon approval of the design development documents, the design <br />team prepares the final construction documents that will serve as <br />basis for bidding and construction. <br />Prior to the conclusion of this phase, we will submit CD documents <br />to the city to review at 50% and 100% for cost, constructibility, <br />sustainability, schedule, and value engineering. <br />Following city review, comment and approval, we will coordinate <br />with the appropriate agencies to conduct any further plan reviews. If <br />revisions are required to comply with any additional agencies, we will <br />incorporate the required revisions into the construction documents. <br />Bidding (4 weeks) <br />Following the approval of the construction documents and the <br />construction estimate established, the team will assist the City of <br />Little Canada in preparation and assembly of the final bid packages <br />to be posted on the City’s preferred internet bid site(s). We will <br />prepare multiple bid packages to gain the most advantageous issuing <br />of documents, maximize local subcontractors’ participation, and <br />minimize construction duration. We understand and are experienced <br />with planning for early bid packages for certain building components <br />that are subject to long lead times and/or sub-trades that have a high <br />potential for cost escalations. We will attend the pre-bid conference <br />meeting and answer questions during negotiations and develop <br />addendums to give bidders sufficient time to adjust bids accordingly. <br />Following the contractor selection, we will coordinate with the City to <br />support contract negotiations and establishing the mobilization dates. <br />We are proud of our track record of accurate documents reflected in <br />an average bid 3% below the estimate in the last 10 years. <br />Construction Administration (36-40 weeks) <br />During the construction phase, our team will maintain regular <br />communication with the contractor and owner to ensure both the <br />design intent and technical detailing of the project are executed. Our <br />team will attend bi-weekly scheduled owner-architect-contractor <br />meetings, we have assumed being on site for the duration of the <br />construction every two weeks for a full day. We are proud of our <br />firm’s change order average of less than 2.5% per project. We are <br />committed to timely responses and collaborating with the entire team <br />for the success of the project. <br />Project Understanding & Approach <br />Deliverables and Detailed Work Plan <br />FF&E Services <br />As a multi-disciplinary firm with interior designers on staff, OPN offers truly integrated FF&E and <br />interior design services. Our trained and licensed interior designers bring a specific expertise in <br />interior finishes, materials, and furnishings to your project. Throughout design, they are engaged in <br />the process. Alongside architects they guide clients through visioning and programming to ensure <br />they understand your functional needs and aesthetic preferences. <br />As part of design development, they will create material boards and presentations to help you hone <br />in on preferred palettes. Our interior designers can also assist in furniture selection and procurement <br />by making suggestions that complement the interior architecture, verifying the layouts, quantities and styles before establishing a preliminary <br />furniture estimate. During and after construction, we can provide full design services to create furniture plans and specifications for all products <br />and finishes to be issued to vendors or we can work with your selected furniture supplier to coordinate a seamless and integrated end result.
