<br /> <br />Using feedback gathered from both the survey and open house, our team will work with the City and <br />other entities as needed, to develop a draft and final developer RFP for the 2828 Condit. The RFP area <br />location(s) and details are expected to be informed by both Task 1 feedback, and a brief preliminary site <br />conditions review of the site by our team. The RFP will, at a minimum, outline: <br />• The site(s) to be developed, current ownership, size, and notable features <br />• Description of any existing technical analysis findings, particularly the Geotechnical and Market <br />Analysis. Summaries will be used as appropriate. <br />• Description of desired development outcomes and goals as identified in the engagement <br />process <br />• Affirmative statements and descriptions of possible city and county commitments, as relevant to <br />the site(s) listed and desired development outcomes. <br />Once RFP responses are received by the City, our team can be available to work with the City and its <br />partners to review responses and make recommendations to the city on respondents that may align <br />with the City’s goals. We will make recommendations to City staff based on our review of received <br />development RFP responses. <br /> <br />Proposed Site Analysis and Concept Development <br />To inform the creation of a development concept to be included with the RFP, our team can create up to <br />three planning-level scenarios for the 2828 Condit site. Each scenario will test different arrangements <br />and intensities of land uses, public spaces, anticipated future public utilities and multimodal <br />connectivity. <br />Scenarios will be based on existing and readily available plans, policies, and data. At the request of the <br />city, we can also work with the City’s public finance consultant to develop scenario-specific tax <br />generation estimates as a means of scenario evaluation. <br />Our team will then facilitate a design review workshop with city staff, to evaluate each scenario. <br />Findings from this workshop will be used to further refine development goals, and a preferred <br />development scenario to be included in the RFP <br /> <br /> <br />PROPOSED SCHEDULE AND FEE <br />Based on our experience with similar projects, we have developed a proposed project schedule of 3 <br />months, and a Not-To-Exceed fee of $13,000. <br /> <br />We would welcome a conversation to ensure we align a project schedule and fee with your <br />expectations. <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br /> <br />PROPOSED SCHEDULE <br /> FEB MAR APR <br />Task 0 Project Management <br />Task 1 Outreach and Engagement <br />Task 2 Development RFP
