K:\Mike.Thompson\Proposals and Pursuits\LIttle Canada_Site Development Visioning_2828 Condit.docx

111 Washington Avenue South
Suite 650
Minneapolis, MN 55401

Phone: (612) 416-0220
Bolton-Menk.com

SCOPE OF WORK

Task 0: Project Management
Our project management approach is rooted in personable and proactive communication that prioritizes
collaboration, transparency, and trust. Our team, led by Mike Thompson will maintain regular
communication with city staff throughout the project. During an initial project kickoff meeting, we will
establish and confirm a regular meeting and reporting schedule.

Task 0 Deliverables:
• Project kickoff meeting; regular progress reports

Task 1: Outreach and Engagement
In coordination with city staff, we will develop and deliver a targeted engagement plan that is inclusive,
accessible, and transparent. This engagement will be developed in order to understand the
opportunities, concerns, and desires of resident and stakeholder for the 2828 Condit Site.

We expect this engagement to include:
• One direct mailer to adjacent residents and property owners, with an associate digital survey
• One public open house event, to discuss survey results, gather additional feedback, and inform
the public of next steps

Our team will prepare and distribute all necessary agendas, materials, and summaries for each event,
and will facilitate engagement efforts in consultation with city staff. We anticipate that city staff will
help advertise the open house. We will compile all outreach findings into a brief, highly visually
summary report.

Task 1 Deliverables:
• Project engagement plan to include all above activities; Engagement summary report

Proposed Additional Engagement
To further gather information on desired site outcomes, our team proposes hosting a visioning work
session with members of the City’s Council and Planning Commission. This work session will both share
feedback gathered to date, while providing city leadership the opportunity to voice their expectations
for site outcomes. Further, the work session can be used as a venue in which to provide an overview of
the development process, RFP creation, and the role of City Council and Planning Commission in site
development.

Task 0 Deliverables:
• Project kickoff meeting; regular progress reports

Task 2: Site Development RFP Creation
