This location was chosen due to size of the available <br />parking lot, and the availability of utility services at that location. Their previous location <br />along Rice Street is now occupied by the new Snyder's Drug facility. <br />The applicant is proposing to operate the new greenhouse facility in the same manner <br />as at the previous location. They indicate that their season runs generally from April 15 <br />to July 15, with additional time necessary prior to opening for construction and set up. <br />The building is a poly- covered greenhouse, surrounding by a split -rail fence and outdoor <br />display of landscape materials. Signage on the building consists of a business <br />identification sign over the door and on each side of the facility, with an informational <br />sign identifying price and product information. The applicant indicates that this sign <br />package is the same as that approved under the original CUP. <br />From a location standpoint, the proposed site should not interfere with parking or <br />circulation issues on the Market Place property. The property is significantly over - <br />parked in its current configuration. However, as additional redevelopment of the <br />property occurs, the applicants will need to be aware of potential parking supply issues <br />on the property. <br />With the condition that the Linders Greenhouse facility operates only within the <br />proposed areas delineated on the site plan and in the manner previously approved, <br />planning staff recommends approval of the CUP amendment. <br />
