MINTY i LS <br />PLANNING COMMISSION <br />AUGUST 12, 1999 <br />PROPERTY Mr. Bill Richie appeared before the Commission requesting <br />DIVISION — approval of the division of his property into three lots. One lot <br />2966 LABORE would remain as his homesite, the other would be a building site <br />ROAD — for his son, and the third is a small portion of land that would <br />RICBIE be sold to Bill Shorn and combined with his homesite located at <br />2940 LaBore Road. With regard to the City Planner's <br />_ <br />recommendation that a concept plan be developed for the future <br />development of the Richie property, Mr. Richie pointed out that <br />any road access into the back of his property would come from <br />Arcade Street. Richie pointed out the low elevation at the back of <br />his property and did not feel it was feasible to develop the site with <br />a road coming in from LaBore Road. <br />The City Planner indicated that when large parcels are subdivided, <br />there is concern for how the remainder of the property will <br />develop. As a result, a concept plan is recommended. The option <br />would be that a restrictive covenant be placed on the parcel <br />restricting it from future subdivision. <br />Richie again stated that the only way to develop the property <br />would be with a road from Arcade Street. <br />There was no one from the general public wishing to comment on <br />this matter. <br />Carson recommended approval of the property division for 2966 <br />LaBore Road as requested by Mr. William Richie subject to <br />compliance with the recommendation of the City Planner that a <br />restrictive covenant be placed on the property precluding the future <br />subdivision of it. <br />Motion seconded by Kraemer. <br />Motion carried 4 — 0. <br />VARIANCE — Mr. Cary Sorenson appeared before the Commission requesting a <br />ALLAN AVE. — variance from the requirement that a lot have frontage on an <br />SORENSON improved street. Sorenson pointed out that there are two single - <br />family lots of record on either side of unimproved Allan Avenue <br />just east of Greenbrier Street. Sorenson reported that he is <br />proposing to construct a home on the lot south of Allan Avenue <br />and access the home via a driveway over the Allan Avenue street <br />right -of -way. Sewer and water would be accessed from Greenbrier <br />Street. <br />Page 5 <br />
