This building received a PUD <br />approval one year ago, based on an office- warehouse design for 12,400 square feet of <br />floor space. At that time, approximately 52% of the floor area was to be devoted to office <br />use. <br />Last fall, an amendment was granted to the CUP that changed the floor plan and would <br />have permitted occupancy by Simon Delivers, a grocery delivery service. The amended <br />plan showed a 13,700 square foot building, although a larger percentage of the building <br />would have been occupied by storage or material handling. The Simon Delivers project <br />is no longer an option, but the applicant wishes to revert to an office warehouse design <br />utilizing the Simon Delivers building and site plan. Staff has indicated that no less than <br />50% of the building may be utilized for office space. <br />The proposed plan is very similar to the Simon Delivers concept, with the exception that <br />overhead doors have been removed from the south building exposure. Instead, the south <br />exposure is composed of five office door accesses and windows. The north side of the <br />building includes six overhead doors and one office entrance closest to Country Drive. <br />Both the County Drive and Condit Street facades include windows and office doors along <br />the front and rear building exposures. Other materials include "Nova" Brick, metal fascia <br />and soffits, and asphalt shingles on the sloped roof. <br />The site plan shows 67 parking spaces. If the building is finished at 50% office, 50% <br />warehouse, the parking requirement would be estimated to be 43 parking stalls. As <br />designed, the building would meet parking requirements even if devoted solely to office <br />Page 36 <br />
