uses. <br />Staff had recommended in the original PUD that parking along Condit Street be reduced <br />if not needed, and the landscaping buffer be widened to provide more effective screening <br />from the single family areas to the west. The site would appear to be able to <br />accommodate this recommendation if the office uses comprise up to 60% of the floor <br />space. The current plan does not indicate a location for a trash enclosure. Indoor trash <br />facilities are preferable, but outdoor enclosures have been permitted in the past. If an <br />outdoor enclosure is proposed, it should be constructed of materials similar to those of the <br />principal building. <br />Finally, recommendations regarding landscape screening (Spruce trees along the north <br />boundary, are still valid to screen both the apartment building from the parking lot, and the <br />view of the overhead doors from Country Drive.
