to build a minimum width garage at 19.5 feet (20 feet is the common minimum dimension, <br />and many two car garages are 22 to 24 feet in width). <br />A detached garage would not practical on this parcel without major modifications to the <br />existing home. The garage could not be located toward the front since it could not meet <br />both the 30 foot setback and the six foot building separation requirement. Moreover, the <br />City requires a Conditional Use Permit to locate garages in front of principal buildings, a <br />less favored arrangement. A detached garage would also not fit to the rear due to conflicts <br />with the building separation requirement and the 10 foot rear setback. <br />Summary and Recommendation <br />Because either of the alternatives would involve a detached garage and the need for other <br />setback variances, planning staff believes that the attached proposal with the five foot side <br />yard is justified as both more reasonable, and a preferred arrangement over the detached <br />alternatives. In addition, the five foot side yard setback is a condition that exists on other <br />single family lots, and would look more in character with the neighborhood.
