Feasibility Study <br />Little Canada Road/McMenemy Road Parking Lot Improvements <br />Feasibility Study <br />Little Canada Road /McMenemy Road Parking Lot <br />Improvement <br />I. Scope <br />The purpose of this study is to determine the feasibility of reconstructing the Little Canada <br />Road/McMenemy Road Parking Lot. This report will include information on the existing condition <br />of this parking lot, proposed improvements, estimated cost of these improvements, and suggested <br />financing option. <br />II. History <br />The Little Canada Road/McMenemy Road Parking Lot is currently used by six different users: <br />• City of Little Canada as an over flow parking area for "The Old Fire Hall" (440 <br />Little Canada Road) <br />• An Unofficial parking area for the adjacent Metro Transit Bus Stop. <br />• Parking for the Respite Home (410 Little Canada Road). <br />• Parking for the Credit Union (400 Little Canada Road) <br />• Parking for the Apat tuient Building (2626 McMenemy Road). <br />• Parking for St. John's Church (380 Little Canada Road). <br />As shown in Figure 1, portions of this parking lot is owned by 7 different parties: <br />• City of Little Canada. <br />• Ramsey County. <br />• St. Paul Water Works. <br />• St. John's Church. <br />• Respite Home (Northeast Residence, Inc.). <br />• Credit Union (St. John's of Little Canada Credit Union). <br />• Apartment Building (George Rossez). <br />The City of Little Canada has performed maintenance on this lot consisting mostly of pothole <br />patching and snow removal. In the fall of 2000, a large skin patch was placed over approximately <br />20 % of the parking lot to enable it to last through the 2000 /2001 - winter season with minimal <br />pothole repairs. <br />Page 2 <br />\ \CLCSRVOI \HOME \GregS \Parking Lot \Feasibility Study.doc <br />
