Dec 28 00 11:28a
MEMORANDUM
Date: December 27, 2000
To: Joel Hanson
City of Little Canada
From: Michael Schroeder
BryanHarjes
RE: Summary of Design Changes to Little Canada Road Amenity and Landscape Packages
The following are a list of changes made to the Amenity and Landscaping portions ofthe Little Canada Road
construction project that were discussed during our meeting on December 26th. The main concerns center
around the future redevelopment areas near Rice Street and the time frame for completion ofthe project in
those areas. Irrigation needs as well as overall scheduling were also key issues.
It is important to note that we are preparing separate plans for the amenities and for the landscape portions of
the work. While this adds some complexity to coordination between contractors, we feel we will get a
superior project if the work is separated according to the following:
Contract `A' Little Canada Road Streetscape Amenities
• Concrete paver walks
• Entry monuments
• Ornamental railing
• Bollards
p.2
Contract `B' Little Canada Road Landscape
• Plant materials
• Sod restoration outside of road construction contract responsibility
• Irrigation
1. North Side of Little Canada Road between Rice Street and Middle Street (Redevelopment Site)
The construction of both the amenity and landscape portion of work between Middle Street and Rice
Street would not be initiated until the fall of 2001. With the potential construction of anew building
in this area (which may be set back 10 to 15 feet from the right -of -way), undercutting of the walk
may result from the foundation construction; the problem may be exacerbated by a building with a
basement (the potential for which is unknown at this time). By scheduling walk construction after
the likely foundation/basement construction, the potential for damage to the walls will be greatly
diminished
Pedestrian continuity through this area is still a concern if walk construction is postponed. A thin lift
of asphalt couldbe placed directly behind the curb for a temporary pedestrian connection until such
time as the final walk could be installed.
2. Entry Feature and Monument Area at Rice Sheet
To provide more flexibility for a building on the redevelopment site north of Little Canaria Road
Page 54
