This <br />adjustment will allow the developer flexibility in the layout of the building, and results in a rather <br />minor change to the streetscape design. <br />3. South Side of Little Canada Road between Rice Street and Rustic Place (Venetian Inn Area) <br />In order to match the north side of Little Canada Road, trees and shrubs only will be installed along <br />the south side of the street In addition to the lack of rigbt-of-way available prior to redevelopment, <br />the redevelopment activities would subject the pavers and other amenities to potential damage; <br />installation of a portion of the concrete pavers (in areas within the current city right -of -way) is <br />possible, but the work required to the later construction would be difficult. Therefore, it is our <br />recommendation that the concrete pavers not be installed until redevelopment occurs. Installation of <br />the trees and shrubs willprovided a more finished look forthe roadway, and will allow the trees to be <br />matched in size when development does occur on the Venetian Inn site. <br />As a part of this contract, the trees and shrubs would be installed The boulevard area could be <br />sodded or filled with a wood -chip mulch on a temporary basis until the concrete pavers were <br />installed <br />4. Irrigation <br />Irrigation will be provided from wet taps off of city water lines. One system will irrigate the two <br />feature intersection areas at the Little Canada Road and County Road `C' intersection. A second <br />system will irrigate areas west oftherailroad tracks to Rice Street; controls may be locatedinthe old <br />well house near Round Lake. The well house will need to be secure by June 15th to accommodate <br />the controls. <br />Drip irrigation will be supplied throughout the shrub beds in areas west ofthe rai roadtracks and will <br />also be supplied to the hanging baskets in the entry monuments. Hand hole locations will be <br />provided within the key intersection areas at Market Place Drive and Rice Street to allow for the <br />irrigation of future planters to be placed in those locations. Hand holes will also be placed near the <br />base of the monuments to facilitnte maintenance. <br />The irrigation system will be designed to accommodate sodded areas along the south side of Little <br />Canada Road. When the concrete pavers are installed, this portion of the irrigation system will be <br />abandoned <br />There will be no irrigation for boulevard auras east of railroad tracks. <br />S. Concrete Walk <br />P.3 <br />Concrete walk is planned on the south side of Little Canada Road from Rustic Place to the feature <br />intersection area at the terminus ofMarket Place Drive. Concrete walk is also planned from the last <br />feature area at Thunder Bay Mail, across the railroad tracks to the east all the way to the feature <br />intersection area at County Road C (along the north side only). Because of the nature of the work in <br />the portions of the project related to amenities and landscaping, andbecause the original bid price for <br />concrete walk for the road construction project is favorable, we recommend that those sections of <br />Page 55 <br />
