MINUTES <br />PRELIMINARY <br />AND FINAL <br />PLAT — <br />YORKTON <br />RIDGE <br />ESTATES <br />MINUTES OF THE REGULAR MEETING <br />PLANNING COMMISSION <br />LITTLE CANADA, MINNESOTA <br />JUNE 14, 2012 <br />Pursuant to due call and notice thereof a regular meeting of the Planning <br />Commission of Little Canada, Minnesota was held on the 14th day of <br />June, 2012 in the Council Chambers of the City Center located at 515 <br />Little Canada Road in said City. <br />Chair Dan Knudsen called the meeting to order at 7:30 p.m. and the <br />following members of the Planning Commission were present at roll call: <br />PLANNING COMMISSION: Mr. Dan Knudsen <br />Mr. Tom Duray <br />Mr. Tom Fischer <br />Mr. Jon Hall <br />Ms, Jennifer Maleitzke <br />ABSENT: Mr. Scott Barraclough <br />Ms. Heidi Murphy <br />ALSO PRESENT: <br />Mr. Steve Grittman, City Planner <br />Mr. Kevin 1-lelander, Cable TV <br />Ms. Kathy Glanzer, City Clerk <br />The May 10, 2012 Planning Commission meeting minutes were approved <br />as submitted. <br />Linda Brown, Stantec Consulting Services representing TCF, appeared <br />before the Commission requesting approval of the Preliminary and Final <br />Plat for Yorkton Ridge Estates consisting of three single - family lots. The <br />property is located at 2991 Condit Street, the southwest corner of Condit <br />Street and Yorkton Ridge. Brown reported that the lot that will include <br />the existing house and front on Condit Street is proposed to consist of <br />23,000 square feet. The other two lots will front on Yorkton Ridge, will <br />be 85 feet wide, and will consist of approximately 15,000 square feet. <br />Brown reported that she has reviewed both the City Planner's and the City <br />Engineer's comments and recommendations and indicated that TCF is in <br />agreement. <br />Knudsen noted that proposed Lot 1 is heavily treed and asked about tree <br />preservation. Brown indicated that this issue has been discussed with TCF <br />which indicated that there will be compliance with the City's Tree <br />Preservation ordinance. <br />11 <br />
