The proposed subdivision <br />overlays a 1.2 acre site is located south of Yorkton Ridge and west of Condit Street <br />(2921 Condit Street). The site is presently occupied by a single family home. The <br />applicants wish to subdivide the existing lot and create two new lots on the west side of <br />the home, both of which would have access to Yorkton Ridge. <br />The subject site is designated for low density residential use by the City's <br />Comprehensive Plan and zoned R -1, Single Family Residential. <br />ANALYSIS <br />Lot Requirements and Setbacks. The subject site is zoned R -1, Single Family <br />Residential.
