As shown above, all lot area, width and setback requirements of the applicable R -1 <br />zoning district appear to be met. <br />Right -of -Way Dedication. As shown on the final plat, a 30 foot wide right -of -way <br />dedication for Condit Street has appropriately been provided. <br />Access. The site's existing home (upon Lot 3) is provided driveway access from the <br />east via Condit Street. No changes to the existing access condition is proposed. <br />Lots 1 and 2 will be provided driveway access from the north via Yorkton Ridge. <br />Accessory Structure. The preliminary plat and grading plan illustrate an accessory <br />structure within the rear yard of proposed Lot 2.
