Since the plat is relying on existing street and utility <br />improvements, a development contract would be at the discretion of the City Engineer <br />and Administrator. <br />RECOMMENDATION <br />The proposed subdivision is located in an area guided and zoned for low density <br />residential land uses. Based on the preceding review, Planning Staff recommends <br />approval of the Yorkton Ridge Estates preliminary / final plat subject to the following <br />conditions: <br />1. The accessory structure upon Lot 2 shall either be removed or a building permit <br />shall be requested for the Lot 2 home prior to or at the time of final plat approval. <br />2. Lots 1 and 2 shall be subject to park and trail dedication requirements of the City. <br />3. Additional drainage and utility easement shall be provided in the southeast <br />corner of Lot 3 to encompass the existing rainwater garden. <br />4. Recommendations of the City Engineer are incorporated with regard to grading <br />and other items. <br />5. As a condition of building permit issuance for lots 1 and 2, compliance with R -1 <br />District tree preservation requirements shall be demonstrated. <br />6.
