No soil borings have been obtained at this time, and the pavement <br />section will be dependent on the findings of the report. <br />The streets would be lowered slightly for drainage. The existing storm sewer on <br />the south end would be extended to serve all of Stark Street. After discussion <br />with the City personnel, it was determined that no watermain repair would be <br />needed, but some hydrants will possibly be relocated due to widening of the <br />street. <br />The televising reports indicated that repairs and improvements to the sanitary <br />sewer would be required, including replacement of three manholes and five <br />mainline repairs totaling approximately 250 feet. It has also been proposed that <br />the shared boulevard manholes be removed and replaced with individual service <br />lines for each property. <br />D. MARKET PLACE DRIVE <br />Market Place Drive would be realigned with the intersection of County Road C2 <br />and reconstructed as an urban section complete with barrier concrete curb and <br />gutter, storm sewer, and concrete driveway aprons. The proposed width for <br />estimating purposes was 36 -feet wide. However a final determination of street <br />width has not been made and would be dependent on the amount of parking and <br />or shoulder area desired. The proposed street typical- section for Market Place <br />Drive would need to meet a 9 -ton urban design and is estimated as one and a <br />half inches of bituminous wear, two inches of bituminous binder, two and a half <br />inches of bituminous base, twelve inches of aggregate base, and geotextile fabric <br />as shown in Exhibit 3. No soil borings have been obtained at this time, and the <br />pavement section will be dependent on the findings of the report. <br />Parking lot access points will be limited on the new public street and coordination <br />will be done between the property /business owners and the City on the exact <br />locations. No cost for private parking lot improvements have been included as <br />part of this project. This work could be included if covered under a developer's <br />agreement with the City. <br />Proposed street improvements along Market Place Drive include a 6 -foot wide <br />pedestrian walkway on the north and east side and amenities including; street <br />lighting, plantings, etc. to extend the theme along Little Canada Road, however <br />at a lesser scale. As evidenced by the cost savings realized in bidding the <br />amenity work on the Little Canada Road separate from the street project, we <br />recommend the same procedure be followed. The amenities should be bid as a <br />separate project the year following the street improvements. <br />The existing storm sewer collection system on Market Place Drive would be <br />modified to improve the drainage. It is proposed that a regional storm water <br />treatment pond be constructed as part of this project to improve the quality of <br />storm water from the area prior to discharge into Round Lake. An exact location <br />for the storm pond has not been determined, however a possible location is <br />shown on Exhibit <br />7 <br />Page 179 <br />
