The <br />purpose of the amendment is to accommodate storage for an auto repair business that has <br />now occupied the building, in addition to the applicant's concrete business. <br />The 0.63 acre subject site is zoned 1 -1 District, which allows for limited industrial uses. <br />Contractor shops and major auto repair are both permitted uses within this District. A CUP <br />allowing outdoor storage of contractor equipment as an accessory use based on the site <br />plan submitted with this application was originally approved on November 22, 1999 and <br />amended in September 2000. <br />ANALYSIS <br />The applicant's request is to allow for storage of vehicles being serviced by the permitted <br />major auto repair use within the existing storage south of the building, as identified on the <br />site plan. The three storage areas shown on the site plan are fenced and screened from <br />view by a slatted chain link fence and landscaping. All of the storage areas also have an <br />asphalt surface consistent with Zoning Ordinance requirements. As such, the change <br />from storage of contractor's equipment to repair vehicles is not likely to have any type <br />of effect. However, the City should limit the use of the storage area to vehicles under <br />service and not for storage of destroyed vehicles, parts, or other accessory equipment. <br />Page 28 <br />
