Honorable Chairman and Planning Commission <br />January 5, 2001 <br />Page Two <br />Building 1 is labeled as a walkout (WO) with a bottom floor elevation of 950.10. <br />The grading plan shows a proposed 954 contour tying into the northeast corner <br />of the building along with an existing 952. It appears that the easterly most unit <br />in building 1 could not be a walkout and should not be labeled as such. <br />6. There must be handicap access to the buildings at a grade no greater than 20:1 <br />(H:V). It appears grades from the parking lot near the handicap stalls are in <br />excess of 10:1. However no pedestrian ramp locations are noted on the plans to <br />verify exact grades. <br />No elevations are shown for the retaining wall top and bottom however; based on <br />the proposed contours the retaining wall will be a maximum of 4 -feet tall and <br />would be acceptable. Elevations should be added to the retaining wall and any <br />wall over 5 -feet tall should be terraced. <br />8. Although pipe grades can be determined from the invert elevations shown on the <br />plans and pipe lengths can be scaled, no pipe diameters are shown. There may <br />be a conflict between the storm sewer outlet pipe and the proposed retaining wall <br />dependent on pipe size, required bury depth of the wall, and the elevation of the <br />flared end section. <br />9. The section shown for the parking lot is only 6- inches of aggregate base and 2- <br />inches of bituminous. We question if this would be adequate especially for <br />garbage trucks and other heavy vehicle that may need to use the parking lot. <br />B. UTILITY IMPROVEMENTS <br />1. There appears to be only about 5 to 7 feet between the hydrant and :he retaining <br />wall. Insulation may need to be added to insure against freezing. <br />2. The proposed watermain is 6" DIP and only 1 -1/4 inch water services are being <br />shown.
