Hanson <br />I inspected the site at 317 Demont Ave. and confirmed that it is the lowest lot in this area. I <br />developed the attached sketch to show how the surface water flows. <br />The residents at 311 Demont Ave. are objecting to the proposed 14X24 shed construction <br />because they feel it will adversely impact on surface water storage and drainage. <br />As shown on my sketch the surface water at the property line near the proposed shed actually <br />drains to the west and east due to a small mound located there. The surface water on Mr. <br />Youngquist's property follows along the toe of the slope and drains to a low area just east of his <br />house. <br />It is my opinion that the construction of the proposed shed may reduce the storage area for storm <br />water, however, this impact is very minimal. In addition, the proposed shed may restrict some <br />surface water drainage, however, the impact will be felt on Mr. Youngquist's property more than <br />his neighbors to the west. To help reduce this impact, I recommend that the shed be located <br />as far into the steep slope area of his lot as much as possible. Mr. Youngquist may also <br />wish to elevate the shed floor to minimize any ponding water effects. <br />Page 10 <br />
