etipz+t <br />COMMUNITY CHURCH <br />Executive Summary <br />It is the desire of Christ Community Church, a registered 501 (C) (3) non - profit <br />organization, to purchase and occupy the land and facilities at 3203 Country <br />Drive, formally known as the 'Knox' property. It is our contention that having <br />Christ Community Church occupy this land: <br />1) Traffic congestion would be decreased: The churches highest usage <br />periods coincide with the lowest usage periods of the surrounding <br />businesses, Sunday mornings and Wednesday Evenings. Therefore, traffic <br />impact to the surround businesses and community should be far less than the <br />previous occupant of this facility. Please see map attached. <br />2) Safety from fire and other dangers would be minimized: Obviously, the <br />previous tenant posed a much greater risk of fire and vandalism with the <br />outdoor storage of flammable materials and readily accessible goods. The <br />church would have no outdoor storage of materials, flammable or otherwise. <br />3) Re- Zoning would not have a negative impact on the surrounding <br />neighborhood: As can be seen in the following materials, it is our intention <br />to build a neighborhood friendly facility that would be a welcome oasis in the <br />midst of an industrial area. It is our intention to accent our church with <br />strategically located green areas of bushes, trees, and shrubs that would <br />accent the area. The current facility has 232 existing parking stalls. Little <br />Canada ordinances require 1 spot for every 3 persons. Therefore the existing <br />property has adequate parking for 696 church attenders. <br />4) Public facilities such as streets, sewers, water lines, schools, and parks <br />already exist: Our use of these facilities, particularly the impact on the <br />roads, will be far less than the heavy truck traffic that uses the facility now. All <br />other utilities are more than adequate to meet the church needs now and into <br />the future. See following regarding projected growth. <br />5) Re- zoning of this property would not conflict with the City's <br />Comprehensive Plan: Any city plan is based upon the premise that all <br />resources within the community are to be used in a manner that best meets <br />the needs of its people. Churches provide a vital balance to other zoning <br />uses within any community as part of the comprehensive planning process. <br />Page 22 <br />
