`4I'LTFS <br />City Council <br />, Feb. 27, 1985 <br />Larry Lee <br />Proposal <br />(Cont.) <br />Mr.. Lee reported that he recently attended a Planning Commission <br />meeting and presented his proposal. All the suggestions of the <br />Planning Commission that were made at that meeting, have been <br />incorporated in the plan presented to the Council tonight. <br />Mr.. Lee reported that the residential street is proposed at 50 <br />feet rather than the 60 feet it was earlier. The additional 10 <br />feet was incorporated in the northern lots. Also, Lee had originally <br />proposed duplex lots on the northern half of the street, however, <br />due to the suggestion of the Planning Commission all the lots <br />will be single family.. <br />Also the 50 foot buffer zone proposed between the industrial property <br />and the residential was added to the depth of the single family lots <br />and there will he a burm and plantings along the property line. <br />Mr.. Lee reported that it was proposed that thenorthern 2 /3rd's of the <br />Zoch property be zoned light industrial or commercial and Mr. Lee <br />has provided a 60 foot right -of -way to this parcel so that access <br />would be to South Owasso rather than Conduit. <br />Mr. Lee reported that the question of access to the Fasciana property <br />arose, and, therefore, he has provided access to this property by <br />creating an outlot so that the streets. could be looped in the future. <br />This will also handle the long cul -de -sac issue. <br />Mr. Blesener commented on the grades of the property. Mr. Lee stated <br />that then would he a 3 -co -1 slope along the residential property <br />line. Mr. Lee stated that he has shot topos of the property and the <br />proposal will work. Lee stated that he sees the difference in <br />elevation as dividing the residential property Erom the industrial. <br />Mr. Lee also reported that he will install a six foot burm to divide <br />the industrial property from the residential.. <br />Mr. CoLlova asked -the height of the industrial buildings.. Mr. Lee <br />replied that they-would be 1 -story and similar to those in his <br />other industrial park.. <br />Mr. Fahey asked if Mr. Lee would be willing to dedicate the access to <br />Mr. Zoch as part of the approval. Mr. Lee replied that he was. <br />Mrs..Bougie stated that she did not want to see the residentiaL road <br />go out to Conduit. Bougie was also concerned about who would pay <br />the assessments for the road. Mr. Lee replied that he would pay <br />for the cost of the road. <br />Mrs. Scalze asked what would happen if the Bougie property develops.. <br />Mrs..:Vardini commented that if Mr. Lee pays for the road, there would . <br />be no charge to the Bougie's. <br />Page 101 <br />
