Meyer noted that he is proposing two signs for the thrift store. One <br />would be for the thrift store itself and the other would be advertising the <br />counseling services that are provided as part of the thrift store operation. <br />Keis pointed out that the two doors facing Little Canada Road are in a <br />poor state of repair. Meyer indicated that the two doors are operational. <br />He also indicated that the thrift store is currently leasing from Tom <br />Thumb. That lease will lapse soon, and his intention was to use the issue <br />of replacing these doors as part of lease negotiations. <br />Roycraft asked if there were any facade improvements planned for the <br />building. Meyer replied that there were not, only improvements to <br />signage. <br />Roycraft expressed concern about traffic flow. Meyer pointed out that <br />there is less traffic in and out of the site now than there was when Tom <br />Thumb was in business. He also noted that the site has two curb cuts, one <br />is enter only and the other is exit only. Knudsen pointed out that these <br />signs are faded and suggested that they be replaced. Meyer agreed. <br />There was no one present from the general public wishing to comment <br />The City Planner noted his recommendation that the Rocco's roof sign be <br />removed. The current code does not allow roof signs, however, the <br />existing one is likely a legal non - conforming use. <br />Roycraft felt that removal of the roof sign would be detrimental to <br />Rocco's business given that they are located on the south end of the <br />building furthest away from Little Canada Road. Roycraft felt the roof <br />sign would be more of an issue at the north end of the building. <br />Knudsen suggested that the Commission require that the roof sign be <br />removed at the time Rocco's vacates the shopping center. The City <br />Planner indicated the City does not have the authority to regulate the <br />content of the signage. Therefore, if a new tenant came in and just wanted <br />to change the face of the sign, the City could not regulate that action. <br />Keis did not feel the sign was a huge issue. Meyer pointed out that Tom <br />Thumb has a roof sign and that sign was removed when the vacated the <br />shopping center. Meyer indicated that he did not have a problem with <br />removal of Rocco's roof sign at the time they vacate they shopping center. <br />Knudsen recommended approval of the Conditional Use Permit allowing <br />the placement of signage on a multi- tenant retail shopping center at 2750- <br />2756 Lakeshore Avenue as requested by J & R Investments with the <br />stipulation that the Rocco's roof sign be removed at the time Rocco's <br />Page 12 <br />
