This building would be retained. <br />Also, some site would be done, and balltields added in year three. <br />Dick Daniels reported that the exterior of the building would be cleaned <br />up and most of the work would be concentrated on the interior. More <br />work would be planned on the exterior of the building in a later phase. <br />Keis asked the 10 -year plan for the site. Schrader reported that the hope is <br />to have a gymnasium in the warehouse building. There are discussions <br />about a connecting link between the two buildings. <br />Roycraft asked if any of the classroom/office space could be rented out so <br />that the Church would have some additional revenue. The City Planner <br />reported that any use of the buildings would have to be accessory to the <br />church use. A school use, for example, would be considered accessory; <br />however, a commercial use would not be allowed in the Public District. <br />Knudsen stated that his concern was with the outdoor storage buildings <br />remaining for a period of time. <br />Keis pointed out that the Comp Plan calls for a Business- Warehousing use <br />of this property. Keis did not feel this was an ideal location for a church <br />and /or recreational use. Keis also pointed out the fairly significant tax loss <br />to the City in rezoning this property to Public. <br />Roycraft asked if the Church needed the entire site, or if the property <br />could be subdivided and a portion sold ot'f for other uses. Schrader <br />indicated that the Church intends to retain the entire site. <br />Knudsen reported that in considering the matter, he initially thought this <br />was not a good location for a church. Knudsen indicated, however, that he <br />was not sure that a residential area is a good location for a church either. <br />Knudsen felt that a church is an important part of a community and the <br />longer he thought about location, the less concerned he was about the <br />location proposed. Knudsen stated that his concern is with a bunch of old <br />storage buildings remaining on the property for the next three years. <br />Daniels indicated that they have not looked at the cost of bringing the <br />buildings down, but it might be possible to remove these buildings sooner <br />than the three years proposed. <br />Keis expressed concern about the gravel and asphalt remaining once the <br />buildings are removed. Schrader indicated that once the buildings are <br />removed, it would be a high priority to remove the gravel and asphalt and <br />get some green cover on these areas. <br />Page 45 <br />
