MINUTES <br />City Council <br />^j May 22, 1985 <br />Zoch <br />Rezoning <br />Request <br />Mr. and ;ors. Zoch appeared before che Council and requested chat their <br />property be rezoned from R -1 to 3 -3 with the excepcion of che most <br />southerly portion fronting on Larry Lee's residential street. <br />Mr. Zoch also requested chat 25 zoning be explained. Mr. Steve <br />Grictman explained chat RS zoning is a transitional type zoning <br />which allows single family, two- family and limited business uses <br />under a conditional use permit. 3 -3 zoning is a general business <br />district. <br />Mr. 3lesener pointed out that under 2B zoning, minor auto repair is <br />not allowed and under 3 -3 zoning, the Zoch's residential use would <br />be non - conforming. <br />Mrs. Scalze pointed out that che Council knows that the Zoch's want <br />to do with the property and asked the best way to do :his. The ?fanner <br />stated that he felt :he 3 -3 zone would be most appropriate. The <br />?lanner stated :hac :he 3 -3 zoning would limit the Zoch's in case they <br />wanted to expand their house. <br />The City Clerk stated chat at the time the east side of Conduit was <br />rezoned, it was che concensus of the Council that at some time :he <br />wesc side of Conduit could request anocher zoning ocher than 2 -L. <br />The Planner pointed out chat the Comprehensive plan mentions 2B zoning <br />for west of Conduit. <br />Mrs. Zoch pointed out that there are auto body businesses across che <br />street. <br />Mr. Fahey incroducad :he following resolution and moved __3 adoption: <br />RESOLZTTON NO. 35-5-2L3 - :LOSING TBE ?UBL:c <br />:NEARING 3N THE ZOCu REZONING REQUEST <br />The foregoing resolution was duly seconded by Mrs. Nardini. <br />Ayes (5) Fahey, Nardini, Blesener, Collova, Scalze. <br />Nayes (0). <br />Resolution declared adopted. <br />This resolution appears in Resolution Book No. 12, Page 245. <br />Mr. Fahey stated that he was more in favor of 2B zoning for the Zoch <br />property and felt that more auto repair in che area would cause a <br />problem. <br />Mrs. Zoch pointed ouc chat Light Industrial zoning was recently mentioned <br />for their property. 3lesener commenced thac this was discussed with <br />access through Larry Lee's property. <br />Page 81 <br />
