Response from Mr. And Mr. Alan Mentes
3058 Greenbrier Street
Little Canada, MN 55117
RE: Conditional Use Permit
3058 Greenbrier Street
08/16/01
Before we bought this home we researched it. John Hutchinson, our realtor, called city
hall twice. Al called city hall three times and Cindy called twice. Every time we asked
about the detached garage, we were told the same thing. On a lot that size there should
not be a problem to obtain a conditional use permit. Also it was never mentioned that we
would pay $800.00 for a survey and $350.00 for an application to get a permit.
1. As you can see our original site was in the southeast corner of our lot. We changed
it to be polite to the neighbors' behind us that have about 10 -foot back yards. What
is there foundation to lot size ratio?
2. As is plainly shown, our house foundation is 912 Sqr. Ft. The garage inside
diameter is 18.6 X 19.3 or 358 Sqr ft. it is not 24 Ft. wide because it is a split entry.
Total Sqr. Ft. of foundation is 1270.
3. With the new garage the total Sqr Ft. of foundation will be 2278.
4. Our lot is 112 X 221 or 24752 Sqr. Ft.
5. This means we will be using 10.8 Percent of our lot.
REPORT ITEMS
We thought out this addition well before we purchased our home and agreed we
wanted to keep the park like quality of our back yard. We need additional storage
since we downsized this feature from our previous home and felt we could gain it
by building a garage for both vehicles and household storage items.
1. Existing garage is 358 sq ft + proposed garage of 1008 sq ft = 1366 Sqr Ft. of
storage space. That is not including the storage trusses I have listed in materials
sheet because this house cannot possibly hold all our belongings. We were not
worried because we planned on building this garage.
2. We own a 1966 Corvette, a 1988 Corvette, a 19 foot star craft boat, a 2001 Subaru
outback wagon, and a 1997 GMC Yukon GT.
3. It is hard to anticipate and realize how much room every day items occupy.
4. I also need to store a Cub Cadet, all lawn tools, and snow removal equipment.
5. I now have a 9 X 24 enclosed trailer in our driveway just storing household items
and lawn care equipment.
Page 9
