MINUTES
PLANNING COMMISSION
AUGUST 16, 2001
garage. She noted that in order to get their two vehicles into the garage,
they have to move the mirrors in. It was also noted that they currently
have a storage trailer in their driveway that will be removed once the new
garage is constructed.
Carson asked about access to the proposed garage. Mr. Mentes indicated
that he planned to install a single driveway alongside the attached garage.
He indicated that the drive would not be plowed in the winter since they
would not be removing anything from the detached garage during that
time.
Carson asked about matching the siding on the proposed garage to the
house. Mr. Mentes indicated that they would like to side the garage with
vinyl siding since they are planning to reside the house with vinyl in the
very near future.
Duray asked about adding onto the existing garage rather than
constructing a new detached garage. Mrs. Mentes indicated that that is a
possibility, however, would be more expensive since roof lines would
have to be changed.
Duray reported that he looked at the area and did not notice other
accessory garages in this neighborhood. Duray pointed out that one of the
criteria that the Commission considers is compatibility with the
neighborhood. Duray stated that he was not sure a detached garage of this
size would fit in this neighborhood.
Mr. Mentes pointed out that the existing house and proposed garage would
only take up one -tenth of the total lot area.
Barraclough noted that the Mentes property abuts the powerline property
on the north. He indicated that he looked at the area, which is very open,
and felt that the proposed garage would be very visible. Barraclough
noted that other garages of this type which have been approved have been
less visible to the neighborhood. Barraclough indicated that he agreed
with the recommendations of the City Planner.
Mr. Mentes indicated that there are pine trees on the north side of his
property and also indicated that 3 /4ths of the accessory garage would be
hidden behind the house. Therefore, he felt the accessory garage would
not be as visible as Barraclough claims. Barraclough clarified that the
garage would be very visible from the adjoining property.
Mr. Mentes indicated that the property owner to the south indicated to him
that he did not have a problem with the proposal. Mentes noted that he
modified his site plan and moved the garage closer to the back of the
Page 12
