This building will be the second of two buildings constructed on the Countryside <br />Terrace Office Park site. The grading and drainage and utility plan for this lot was <br />previously reviewed and approved with the rest of the office park site. Based on the new <br />building site plan and discussions with City staff, we would offer the following comments: <br />• The first floor elevation shown on the original grading plan is a 912.0. The first <br />floor elevation of the building on the south end of the property on the original <br />overall site grading plan was labeled as a 910.0. <br />• There are two 30 -foot driveways shown that access the site from Country Drive. <br />This width is above the maximum 24 -foot width allowed by the City zoning code <br />without prior approval. It is anticipated that large trucks will need to access the <br />site, and therefore, the 30- foot -wide driveways may be necessary. <br />• The south driveway is sloped at 6 %. This is a rather steep slope for truck traffic. <br />• There is a note on the drainage and utility plan indicating all storm sewers shown <br />on the plan is existing. However, it appears that CB No. 6 and the storm sewer <br />line running from CB No. 6 to CB No. 7 will be installed as part of the project. <br />• The catchbasin shown in the southeast comer of the parking area should be <br />moved to the curb line and the bituminous spillway removed. Otherwise, the <br />curb should be moved to match the catchbasin at its existing location. <br />• The parking lot on the south side of the building slopes away at less than a 1% <br />slope. We would suggest that this slope be increased to at least a minimum of <br />1 %. <br />• The handicap stalls are shown on the south side of the building. Additional spot <br />elevations should be shown around the handicap areas to verify that handicap <br />grades are met. <br />• The slope between the existing parking lot to the south and the south edge of the <br />new proposed parking lot appears to be about a 2:1 slope. We would suggest <br />the use of a retaining wall to provide for a maintainable slope between the two <br />parking lots. <br />• The cross slope on the parking lot on the north side of the building varies from <br />approximately 8% to 10 %. This is a rather steep cross slope, especially with <br />truck traffic. Being on the north side of the building, icing may also be a problem <br />in the winter on this steep cross slope.
