The Honorable Chairman and Planning Commission <br />August 9, 2001 <br />Page Two <br />• A retaining wall is being shown on the north end of the property varying in height <br />from 0 to 7 feet. It appears there is an error in the top and bottom elevation of <br />the retaining wall indicating that both are at a 908, approximately 40 feet from the <br />west end of the wall. <br />• We suggest that any retaining wall over five feet high be terraced or fenced. <br />• It appears that the west end of the wall will need to be extended around the <br />comer to tie into an existing 908.5 contour. Extending the wall around the comer <br />may also allow for a higher irregular berm on the west end of the property. <br />• No contours or elevations are shown for the irregular berm on the west end of the <br />site. Contours should be shown to indicate the proposed slopes and height. <br />• The northeast comer of the parking lot slopes to the west to CB No. 7 at greater <br />than 10 %. We believe that this comer of the parking lot should be lowered. This <br />lowering would also decrease the amount of runoff from the parking lot onto <br />Country Drive. <br />• The drainage and utility plan indicates a 2 -inch copper service and an existing <br />sanitary service extended to the building. Our records indicate that there is a 6- <br />inch PVC sanitary stub to the property along with a 6 -inch DIP water line for fire <br />protection and a 1.5 -inch copper line for potable water service. There are also <br />no services onto the property from Conduit Street. <br />• The site plan on page C -1 of the plans illustrates that truck traffic can traverse <br />the site. It does appear, however, that when cars are parked in the very <br />northwest comer of the property access to the loading dock with a truck may be <br />difficult. <br />• As stated previously, the building and parking layout shown on the site plan <br />indicate truck traffic can navigate the site. However, the building and parking <br />layout on the drainage and utility plan does not match that shown on the site <br />plan Clarification as to which layout is correct should be given and corrections <br />made to the incorrect layout. <br />• A total of 66 parking stalls are shown on both the site plan and drainage and <br />utility plan. State regulations require three handicap spaces of which one must <br />be van accessible.
