MINUTES <br />PLANNING COMMISSION <br />AUGUST 16, 2001 <br />Mr. Zoch reported that this construction traffic has torn up Condit Street <br />and asked who would pay for the repair of the street. <br />Jack Bougie expressed concern that the City Administrator has indicated <br />that when Condit Street is improved there will be the need for 17 feet of <br />additional right -of -way for the street given there is currently only 33 feet <br />of right -of -way. Bougie indicated that the residents in the area support the <br />right -of -way width remaining at 33 feet. Bougie and Mr. Zoch also <br />pointed out that the City Administrator has indicated that the additional 17 <br />feet would come from their properties. Mr. Zoch was strongly against this <br />and pointed out that he has already given right -of -way for Condit Street. <br />Additional taking of right -of -way would disturb his trees. Both Bougie <br />and Zoch urged the Commission to consider the placement of this <br />proposed building so that any future right -of -way would come from the <br />east and not the west. <br />Bougie and Zoch also expressed concern for the weeds along the existing <br />berm. <br />Knowlan indicated that there may be room on the site to provide for future <br />dedication of the 17 foot right -of -way. <br />Knowlan requested that the Commission allow the use of rock -face block <br />on the exterior of the building rather than the brick recommended by the <br />City Planner. The Planner noted that it was his impression that only <br />smooth faced block was going to be used. Knowlan clarified the use of <br />rock -Face block with smooth block as accents. The Commission felt the <br />recommendation should stand with the City Planner and the developer to <br />work out this issue prior to the City Council meeting. <br />Mr. Baraclough recommended approval of the PUD Permit allowing <br />construction of a 16,106 square foot office /warehouse building at 2945 <br />Country Drive as proposed by R. J. Marco Construction subject to <br />compliance with the recommendations of the City Planner and City <br />Engineer, subject to a limitation on construction hours of 7 a.m. to 7 p.m., <br />subject to there being no use of Condit Street by construction traffic, and <br />urging the City Council to consider any future need for Condit Street <br />right -of -way to come from the east side of Condit. <br />Motion seconded by Duray. <br />Motion carried 4 — 0. <br />Page 28 <br />
