2. Reduce the size of the detached structure from 1,008 to 520 square feet (to <br />eliminate the need for a CUP) and shift the building westward to lie six feet from <br />the principal structure. <br />RECOMMENDATION <br />Based on the preceding review, it is the opinion of our office that the proposed <br />accessory building, in combination with the existing attached garage, is not in keeping <br />with the scale and character of the neighborhood. We therefore recommend that the <br />amount of accessory storage space be reduced to 520 square feet (to eliminate the <br />need for a CUP) and that either the existing attached garage be expanded or a <br />detached structure lying 6 feet from the principal building be constructed. <br />If the City finds that the subject property is large enough to accommodate the proposed <br />accessory building without negatively impacting neighboring properties and is inclined to <br />approve the request however, we suggest that such approval be contingent upon the <br />fulfillment of the following conditions: <br />1. The accessory building is shifted westward to lie six feet from the principal <br />structure. <br />2. The accessory building match the principal building in finish building materials <br />and color. <br />3. No business activities occur within the accessory building. <br />cc.
