2. Reduce the size of the detached structure from 1,008 to 520 square feet (to
eliminate the need for a CUP) and shift the building westward to lie six feet from
the principal structure.
RECOMMENDATION
Based on the preceding review, it is the opinion of our office that the proposed
accessory building, in combination with the existing attached garage, is not in keeping
with the scale and character of the neighborhood. We therefore recommend that the
amount of accessory storage space be reduced to 520 square feet (to eliminate the
need for a CUP) and that either the existing attached garage be expanded or a
detached structure lying 6 feet from the principal building be constructed.
If the City finds that the subject property is large enough to accommodate the proposed
accessory building without negatively impacting neighboring properties and is inclined to
approve the request however, we suggest that such approval be contingent upon the
fulfillment of the following conditions:
1. The accessory building is shifted westward to lie six feet from the principal
structure.
2. The accessory building match the principal building in finish building materials
and color.
3. No business activities occur within the accessory building.
cc.
