A copy is attached. Since the original review, drainage <br />calculations have been received and a more detailed review with City staff has been completed. <br />Based on this new information, we would offer the following additional comments: <br />Storm Sewer <br />• The drainage calculations submitted seem to represent the site to the south of Blackturn <br />Pond and are acceptable, however no calculations were received for the Pioneer <br />Cabinet site located on the west side of the Blackturn Pond. <br />• The grading plan shows a normal water level for the proposed stormwater pond at <br />884.07. However, the outlet of the pond is at 884.01. This should be revised on the <br />plan. <br />• The proposed stormwater pond outlet is shown as an 8 -inch PVC pipe. A minimum 12- <br />inch diameter pipe should be used with some type of control structure. The 8 -inch pipe <br />poses a plugging problem. <br />• Although no pipe lengths or grades are listed, using the invert shown and scaling on the <br />plans, the storm sewer pipes used within the parking lot are at only .19 percent. This <br />percentage is below minimum grade for a majority of the pipe sizes used to maintain <br />sufficient velocities to prevent settling of solids. The upstream structures are four to five <br />feet deep and could be slightly shallower in order to increase slope on the storm sewer <br />pipes to the required minimums. <br />• Although shown on the original plan, no drainage arrows are shown on the revised <br />plans.
