Mr. Greg Schroeder
July 18, 2001
Page Two
fire protection. This comment also applies to the proposed shop building. This service
should be split outside the building to allow City personnel access to the domestic water
shut off.
• A 6 -inch ductile iron watermain is shown running from the east side of the shop building
to a hydrant at the far west edge of the site. It is our understanding that the hydrant was
requested by City fire chief to provide fire protection to the west side of the site. It is very
likely that the storage and parking area that the watermain is buried in will be plowed
free of snow in the winter and see high levels of heavy traffic creating a very deep frost
depth in the winter months. Due to these factors and the very limited use of the
watermain, we would recommend that the 6 -inch line buried an additional two to three
feet below the normal watermain bury depth of 7'A feet to insure against freezing. If a
bury depth of 7'A feet were used, we would suggest protecting the line from frost through
the use of insulation.
• Also, two 45- degree bends should be used on the six -inch line just southeast of the
building instead of the 90- degree bend shown.
• Easements must be shown over the outlet for Black Turn Pond running through the site.
Easements should also be shown to the water shut offs for both the shop and office
buildings.
Miscellaneous
• As stated previously no drainage calculations were received for the Pioneer Cabinet site
that was purchased and is being used by Frattalone. In addition we would suggest that
sewer and water service be provided to this site at this time. Sanitary sewer service
could be installed from either Rice Street or possibly extend from the proposed shop
building.
• There are numerous areas within the site in which 2:1 slopes are proposed. Slopes of
this grade are very difficult to maintain and can erosion problems. It is our
recommendation that these slopes be lessened to at least 3:1 to provide a more
maintainable slope. through the use of retaining wall or by extending the toe of the
slope. The area along the slope should be restored with maintenance -free vegetation or
a means of maintenance must be provided.
Sincerely,
Howard R.
