2. The looped circulation system is positive. Potential access to the <br />property to the east remains a concern, however. <br />3. The proposed cul -de -sac is beyond the limits suggested by the <br />Subdivision Ordinance. The negative aspects of this have, however, <br />been reduced through the looped circulation system which is <br />dependent upon private drives. <br />CONCLUSION` <br />The resolution of the acceptable development on the tract of land in question <br />would appear beneficial to all concerned. The development pattern which in <br />our opinion is the best alternative is one involving a step down density <br />and land use transition arrangement.
