NORTHWEST ASSOCIATED CONSULTANTS INC. <br />MEMORANDUM <br />TO: Little Canada Mya�yor ar�d City Council <br />FROM: David Licht Vil <br />DATE: 25 May 1983 <br />RE: Schrier - North Suburban Development Proposal <br />FILE NO: 758.09 - 83.09 <br />Mr. Schrier has submitted a revised site plan for his property north of <br />County Road C, south of Round Lake and east of Iona Lane. The plan <br />follows the step down density concept which was favorably reacted to <br />by the City Council on 11 May by a three to two vote. <br />The following is a summary of changes made in the revised plan as compared <br />to the plan submitted in April 1983: <br />1. The number of total suggested units is 170 as compared to 172. (It <br />is again felt that detailed site planning may slightly reduce this <br />total count.) <br />2. Single family lots have been reduced from 12 to 10. The area for <br />the units has, however, been slightly extended to the north to <br />provide a further buffer to the single family units on Iona Lane. <br />The creation of a holding pond in the single family area accounts <br />for the reduction in total number of units. <br />3. The townhouse units have been located 50 feet from the high water <br />mark indicated. The units have also been positioned to recognize <br />the natural drainage swail on the northeast portion of the <br />property. <br />L4. A looped road system combining public streets and private drives <br />L_ has been added. This responds to the emergency vehicle concern. <br />With regard to the latest proposal, we have the following comments: <br />1. ,The step down density concept is seen as a favorable alternative at <br />least as compared to concentrating all the density in apartment <br />units on the portion of land currently zoned R -3. <br />4820 minnetonka boulevar Page 151 mn 55416 612/925-9420 <br />. r \ r• <br />
